How to Prepare to Sell Your Home!

Whether you are relocating, downsizing, or upsizing, once you have decided to sell your home, here are some tips that may save you thousands of dollars at the table or bring you a higher offer.  Taking advantage of the critical time before listing your home will have the biggest impact on the length of time the property stays on the market and ultimately, the final sales price.

First impressions make or break most sales.  Potential buyers are more inclined to give a property a second look and begin doing serious research of the specifics of your home if the initial impression made them feel as though the owner of the property took good care of it.  This immediately places your property ahead in the game over other properties that potential buyers view as unkempt, dirty, and not well maintained.

Start with the basics and pick up the yard, mow the grass, perhaps power wash the exterior of the home. Clear the interior of any clutter but do not shove everything into closets!  Potential buyers want to see how large the closets areand other storage areas.  This is a great time to donate unused items to local charities.  If you have a large donation, some charitable organizations will schedule with you for a pick up, which saves you invaluable time.

Once you have completed the basics, you may want to hire a home inspector to do a pre-inspection with you to determine in advance whether there are any issues with the structure of the home, roof, etc.  If you make repairs in advance, you will save thousands of dollars in negotiations with a potential buyer.  Have your pest control company come out to pre-inspect as well for the same reason.  Finally, if you are aware of any issue with electrical, plumbing, or HVAC systmes, correct faulty items in advance of the listing.
